Moving to Buffalo NY From Out of State, Without Buying Blind
Buying in Western New York from out of state, with video tours, a local lender and a plan built around your move date.
What relocating to Buffalo involves
Relocating means buying in a market you may not know, usually on a deadline set by a job start, a lease ending or the sale of a home somewhere else. You cannot drive the streets on a Saturday, and the details that decide a good purchase are the ones a listing photo does not show.
People in this position tell me they do not want to end up with no house at all, and they do not want to pay for two houses. Both worries come down to timing. A plan that works backward from your move date settles most of the timing questions before you board a plane.
Map out your next move before you need to make it.
City, Northtowns or Southtowns: deciding where you would actually live
The first decision is which part of Western New York fits you. The area works as three separate markets: the city of Buffalo itself, the Northtowns and the Southtowns, with Lancaster in the middle. It sits directly east of the city and divides the Northtowns from the Southtowns. The city is a market of its own, very different from any suburb, and the Northtowns and Southtowns even have different weather, with the Southtowns getting far more snow. Each part gives you different commutes, different kinds of homes and different things within reach, and that decision shapes the whole search, so I help you make it before I send you a single listing.
It starts with a discovery call. I ask how you spend a normal week and what you want within reach each day, such as restaurants, parks, a gym, a commute you can live with, a yard, a garage or room for a home office. I also ask what you are giving up in your current home that you want back, and what you do not want to take on.
Then comes an initial consultation. I lay out how the city, the Northtowns and the Southtowns compare on price, home types and amenities, and you and I narrow the options to a short list of areas.
You do not need to know where you want to live before you and I talk. People often arrive knowing what they want from daily life, not which part of the area delivers it. The call is where that gets worked out.
How I run your search from a distance
I start with a conversation about where you are trying to go: your move date, your budget, the way you want to live, and what you will not compromise on. Then I narrow the search to the towns that fit and send you homes with the context a listing leaves out.
For the homes you are serious about, you get:
- A live video tour, where I walk the home and you ask questions in real time.
- A plain account of the condition, the layout and what surrounds the property, flaws included.
- A short list in place of a flood of listings.
If you decide to make an offer on a home you have only seen by video, I tell you what I would want to see in person first and what I can verify for you. When a home needs to be seen with your own eyes, I say so, and I help you plan a short trip so you only visit the homes that earned it.
We were looking for a realtor who was not only knowledgeable and experienced but also patient, understanding, and attentive to our unique preferences. (We were moving from Massachusetts to New York.)
What I settle with you before the search starts
Before I send you a single listing, I work through five questions with you:
- The date you need to be in the home, and how firm it is.
- The most you want to spend, counting the monthly cost and not just the price.
- What you want within reach each day, and what you will not compromise on.
- Whether you are selling a home where you live now.
- How you plan to finance the purchase.
I work through the full monthly cost with you before the search starts, as described in my pre-approval step.
Comparing the towns before you pick one
I live in Lancaster and work across Western New York: the city of Buffalo, the Northtowns (Clarence, Amherst and Williamsville), the Southtowns (Orchard Park, East Aurora, West Seneca, Hamburg and Elma), and east of the city (Depew and Alden). Each one sits at a different price point and moves at its own pace. I compare them on price, pace of sales and buyer demand using current Multiple Listing Service data, not rules of thumb or last year's headlines. My Lancaster page is a good place to start.
A search for homes in Buffalo can mean city neighborhoods or any of the suburbs around them. I help you decide which part of the area fits your life before you fall for a listing, so the search starts narrow and stays useful.
Financing and closing in New York, from out of state
Closings in Western New York run through attorneys, and a lender who does not know the local process can miss deadlines. How I vet lenders and verify a pre-approval is in my pre-approval step.
If you are selling a home where you live now, I coordinate the timing with the agent handling that sale, so the proceeds arrive when your purchase closes.
Timing a move around a start date
Contract to closing often runs about 60 days in Western New York. If you start a job on a fixed date, I work backward from it: when you need the keys, when your offer has to be accepted, and how long your search can reasonably run.
If your lease or the sale of your current home ends before the purchase closes, I plan that gap with you ahead of time, so you are never choosing a home in a hurry because you have nowhere to be.
A move date creates pressure, and pressure is how people end up making offers on homes they do not like. How I keep your search tied to what you want is in my search step.
Relocating to Lancaster and across Western New York
My Lancaster page goes into this in more detail. You can also browse what is for sale now on my listings page.
If your first question is "What do I do first?", the answer is a conversation about where you are trying to go. Talk with me about your move, and I will lay out the order that fits your date.
Frequently Asked Questions
Can I buy a home in Buffalo without seeing it in person?
Some buyers do. I tour homes with you by live video, report on the condition and surroundings, and tell you what I would want to see in person before you commit. Whether it makes sense depends on the home and on your comfort.
How long does it take to buy a home from out of state?
Contract to closing often runs about 60 days in Western New York. How long the search takes depends on your budget, your move date and how clearly you and I can define what you want.
Do I need a local lender?
It is not required, but I connect you with a local lender before any offer goes out. Closings here run through attorneys, and a lender who knows the process is less likely to miss a deadline or ask for something you were not prepared to provide.
Should I live in the city, the Northtowns or the Southtowns?
It depends on how you spend your days and what you want within reach. In a discovery call, I ask about your week, your commute and the amenities that matter to you. Then I compare the city, the Northtowns and the Southtowns on price, home types and amenities, and narrow the search with you.
Can you help if I am also selling my home where I live now?
Yes. I coordinate the timing with the agent handling that sale, so your proceeds arrive when your purchase closes. If you need an agent in that market, I can connect you with one through my referral network.
