Every home in Western New York has a next chapter. Start with strategy before you make a move.
I help homeowners across Western New York with more space, less maintenance, a parent's home or buying in another state. The questions are the same: timing, money, and the order things happen in.
Your chapter
Different circumstances, different plans
The fundamentals do not change. The order, the timing and how much coordination it takes change completely. Start where you actually are.
01 / DOWNSIZING
Ready for less maintenance
The sale of the home you have and the home you want next, planned together.
02 / MOVING UP
Ready for more space
Sell first or buy first, decided with your numbers before you tour a single home.
03 / SELLING A PARENT'S HOME
A lifetime in one house, and a sale to plan
Inherited or not yet, the clearing, the family and the sale broken into clear steps.
04 / BUYING IN ANOTHER STATE
Your move is somewhere else. I know someone there.
Relocating, wintering somewhere warm or buying a second home: a personal introduction to an agent I know and trust where you are going.
05 / NEW CONSTRUCTION
Building new, and timing the sale of the home you have
Choosing a builder and a community, and lining up the sale of your current home with the date your new one is finished.
Why start early
It is rarely about the house
A move comes down to timing, money, and the order things happen in. Sell first or buy first? What is worth fixing before you list, and what is money you will not see again? How much of your equity comes with you? What happens if one closing slips?
These chapters do not arrive on a schedule, and answering all of it in the middle of one, with a deadline and a lot of feelings, is the hard way. A conversation now, while nothing is urgent, means that when the time comes you are carrying out a decision you already made.
How I work
The plan comes before the listing
My approach is to start with strategy before you make a move. Preparation, pricing, positioning, buyer strategy, marketing and negotiation get connected into one plan, built before pressure enters the process.
Listing a home puts it on the Multiple Listing Service and waits for someone else to bring a buyer. A plan does more. My marketing starts at preparation, before a single photograph is taken, and aims at the buyer your home should attract.
Selling
The E.P.I.C. framework
Four pillars on every home I take. Not a checklist of things agents are supposed to do, but the plan for why your home ends up being the obvious choice on the market.
Equity
Where your home stands against recent comparable sales and the homes competing with it today, so the price comes from evidence and fits your timeline.
Presentation
The preparation is decided before any photograph is taken: what gets cleared, repaired, painted or staged. Then the photography, video and copy show the home the way a buyer will meet it.
Impact
Targeted digital campaigns aimed at the buyer your home should attract, in place of a boosted post and a hope. Sneak peeks of the preparation build an audience that is retargeted when the listing goes live.
Campaign Strategy
A timed launch and a plan for the offers, including a call to the buyer's loan officer to confirm a verified pre-approval before we accept anything.
Buying
The R.E.A.L. framework
Most agents start by showing you houses. I start by getting you ready to win one, because the buyer who gets the good house is rarely the one who saw it first.
Ready
Pre-approved by a lender who has verified your income, assets and credit, before any tour, so you can act the day the right home appears.
Educated
What your money actually buys here, laid out before you fall for a home out of range.
Aligned
Fewer homes, and better ones. I build the search on your real criteria and tell you plainly what I think of each home.
Locked
Offer strategy, inspections, financing and closing, run so the ending is calm.
One plan for your move, anywhere in Western New York.

A real estate advisor for your next move in Western New York
I am Merritt Kreutzer, a real estate advisor with WNY Metro Roberts Realty, based in Lancaster and working across Western New York. I help homeowners in a life transition plan their next move with a coordinated strategy before pressure enters the process, so the move works as one plan and not as two separate scrambles on two separate clocks.
The people I work with are usually in the middle of a change: moving up to your next home, moving to a smaller one, selling a home bought together as one household becomes two, handling a parent's home, or relocating into or out of the area. They tell me they do not want to move twice and do not want to pay for two houses. A plan answers both worries before the house is listed.
Map out your next move before you need to make it.
How I plan a move: start with strategy
My approach is to start with strategy before you make a move. Preparation, pricing, positioning, buyer strategy, marketing and negotiation get connected into one plan, built before pressure enters the process. You can read how the work runs on my selling process page.
I spent more than 20 years in digital marketing and negotiation before real estate. For your home, that means the campaign starts at preparation. I decide what gets cleared, repaired or staged before a single photograph is taken, then run targeted digital campaigns aimed at the buyer your home should attract.
Merritt managed both sides of the transaction so smoothly that what could have been a logistical nightmare actually felt manageable.
What I do not do
I do not list a home and hope. A listing without a plan puts the sign in the yard and waits for someone else to bring a buyer, and I would rather build the plan for the whole move before anything goes on the market.
I do not recommend accepting an offer on a computer-generated letter alone, and I do not treat a sale and a purchase as two separate transactions. Both choices come from the same idea: the order of events matters as much as the price.
Selling a home in Western New York
Every sale has the same fundamentals and a different situation around it. I plan each one around the situation you are actually in:
- Downsizing, with the sale and your next home planned together.
- One household becoming two, with one plan for two owners, married or not.
- Selling a parent's home, inherited or not yet.
- Selling before you move out of state, timed to your move date.
How I price, prepare, market and launch a home, including the call to the buyer's loan officer, is on my selling process page.
Buying a home in Western New York
A strong offer is not always just about the highest number. Terms, timing, risk and certainty matter too. I help buyers get ready before they tour, with a pre-approval a lender has verified and a local lender connected before any offer goes out.
If you are moving up to your next home while selling the one you own, I plan the order with you: sell first or buy first. If you are moving to Buffalo from out of state, I tour homes with you by live video and help you decide whether the city, the Northtowns or the Southtowns fits your life. You can browse what is for sale now on my listings page.
Three markets: the city, the Northtowns and the Southtowns
The area I work in comes down to three markets. The city of Buffalo is a market of its own, very different from any suburb, and the suburbs divide into the Northtowns and the Southtowns. Lancaster sits directly east of the city, in the middle, and divides the two. The Southtowns get far more snow than the Northtowns, which is worth knowing before you choose.
I live in Lancaster and work across Western New York: the city of Buffalo, the Northtowns (Clarence, Amherst and Williamsville), the Southtowns (Orchard Park, East Aurora, West Seneca, Hamburg and Elma), and east of the city (Depew and Alden).
How closings work in Western New York
Closings in Western New York run through attorneys, and each side has its own. The buyer's lender is often one you have never heard of. Contract to closing often runs about 60 days, and the full path from listing to closing can take 90 days or more, with preparation before that.
I know how this works and I plan around it. Your sale and your next purchase run on one set of deadlines, and I connect you with local lenders who know the process before any offer goes out.
Where to start
If you are asking what to do first, start with a conversation about where you are trying to go. Talk with me about your move, and I will tell you what I see and the order that fits your timeline. You can also read more about me.
