Selling a home in Western New York starts with what you need the sale to do. I am Merritt Kreutzer with WNY Metro Roberts Realty. Before price or photographs come up, I ask where you are trying to go, when you need to be there and what the sale has to cover.
Those answers set the order of everything else. A firm moving date, a purchase that depends on your proceeds, a second owner or an estate each change the plan. The guides above start from those situations. My selling process shows the four steps I follow once the plan is set.
Pick the starting point that fits your move
If you are buying your next home, begin with moving up or downsizing, because the sale and the purchase share one calendar. If two homes are becoming one, read combining households. If a home is being sold apart, one household becoming two covers what to have your attorneys confirm first. For a family home, see selling a parent's home. If your next home is in another state, see selling before you move away.
If none of those fits, selling your home covers an ordinary sale, including what to settle before you list and what a sale costs.
See where the home might land first
You can learn what a sale might look like before you decide anything. My home value review compares similar properties and explains what moves the number at your address, so a town-wide average is not doing the work.
When you are ready, talk with me about your sale. This page describes general planning, not legal, tax or lending advice.
Frequently Asked Questions
Where do I start if I might sell?
Start with a conversation about where you are trying to go, when you need to be there and what the sale has to cover. You do not need to have decided to sell, and early preparation lets you work on your own schedule.
Which seller guide should I read?
Choose the one that matches what else is changing. A purchase tied to your proceeds points to moving up or downsizing. Two homes becoming one, a separation, a parent's home or a move to another state each have their own guide. An ordinary sale starts with Selling Your Home.
Do I have to be ready to list to talk with you?
No. Many owners talk with me well before listing. The conversation covers timing, price evidence and what to prepare, and I tell you if waiting is the better choice.
