Privacy Policy

What information this site collects when you contact me or use the on-site assistant, how I use it, who else sees it, and how to ask me to delete it.

Who this covers

This site belongs to Merritt Kreutzer Real Estate. I am a licensed real estate salesperson with WNY Metro Roberts Realty in Lancaster, New York. This page explains what information the site collects, how I use it, and the choices you have. Last updated October 29, 2026.

Map out your next move before you need to make it.

What I collect

I collect the details you submit, along with technical information about website use as described below.

  • The contact form. Your first and last name, email address, phone number if you add one, and the message you write.
  • A listing page. When you ask for more photos or a showing on a listing page, your name, email address, phone number if you add one, the days and times you write, and which listing and ad you came from.
  • Booking a call. The details you enter on the booking calendar, such as your name, email, phone number and the time you pick.
  • The on-site assistant. The questions you type into the chat box.
  • Standard technical information. The company that hosts this site records ordinary technical details, such as your IP address and browser type, to deliver pages and protect the site from abuse.

How I use it

I use your information to answer you, schedule a conversation, send what you asked for, and follow up about your move. I do not sell your information, and I do not rent it.

Who else sees it

A few service providers handle information on my behalf so the site works:

  • GoHighLevel, the customer relationship and calendar system where I store contact details, bookings and notes so I can follow up with you.
  • Vercel, which hosts this website.
  • The calendar service that runs the booking page.
  • An AI service that powers the on-site assistant. What you type into the chat is sent to that service to produce a reply.
  • Google, which provides embedded maps and Google Analytics. Loading a map connects your browser to Google. Google Analytics loads only if you allow analytics.
  • Microsoft Clarity, if you allow analytics, for heatmaps and session recordings of website use.
  • Meta, the company behind Facebook and Instagram, on the listing pages described below.

I may also share information when the law requires it, or when you ask me to, for example to introduce you to a lender or an attorney.

Text messages

I send text messages only if you check the box that agrees to them, next to the phone number on the contact form. Consent is not a condition of working with me. Message and data rates may apply, and message frequency varies. Reply STOP at any time to opt out, or HELP for help.

Cookies and tracking

Google Analytics loads only if you choose Allow analytics. It uses cookies and information about pages visited, referral sources, device and browser type, and actions such as accepted inquiries and contact-link clicks to help me understand how the site is used. My lead events do not include your name, email address, phone number or message. Read how Google uses information from sites that use its services.

Microsoft Clarity also loads only if you allow analytics. It uses cookies and other tracking technology to collect clicks, scrolling and other website interactions for heatmaps and session replay. I use this to find confusing pages and improve the site. Strict text masking is enabled, and I do not send Clarity the names, email addresses, phone numbers or messages submitted through my forms. Advertising consent is denied in the Clarity tag. See the Microsoft Privacy Statement for how Microsoft handles information.

You can decline analytics and still use the site and its forms. Return to this privacy page to change your analytics choice. Withdrawing permission reloads the page so Google Analytics and Clarity stop loading. Your browser may retain cookies from earlier visits until you clear them or they expire. Google's Analytics opt-out browser add-on is another option.

The listing pages for 940 E Windfall Rd and 269 Grote St separately use the Meta Pixel. It tells Meta that your browser viewed the listing and when you ask for photos or a showing. Meta also receives ordinary technical details, such as your IP address and browser type. I do not send Meta your name, email address or phone number. I use this to understand my listing ads and reach people who viewed a listing. The analytics choice above controls Google Analytics and Clarity, not these listing-specific Meta tags. You can limit Meta tracking through your Facebook and Instagram ad settings or your browser's tracking settings.

The site also saves your analytics choice and display preference in your browser. During a visit, it keeps campaign tags, ad click identifiers, the first page visited and an external referral domain when available. Those details accompany a submitted inquiry into GoHighLevel so I can understand where it came from. The assistant remembers in your browser session that it has already introduced itself.

Your choices

You can ask me what information I have about you, ask me to correct it, or ask me to delete it. You can also ask to stop receiving messages from me. Call the number on my contact page or send a message through the form, and I will take care of it.

Children

This site is for adults making decisions about homes. It is not directed to anyone under 18. I do not knowingly use analytics or session recording to collect information from children.

Changes to this page

If I change how the site handles information, I will update this page and the date at the top.
